Inventory climbed to 4.1 months, the highest we’ve seen in years. Translation?
Buyers finally have choices, and sellers need a strategy, not wishful pricing.
Homes are taking longer to sell too — 71 days on market, up a bit year over year. This isn’t a bad market… it’s a normalizing market. And normal markets reward preparation.
💰 Prices Are Still Rising (Yes, Really)
Despite fewer sales overall, home values continue to trend upward:

Average Sale Price: $624,500 (+1.8% year over year)

Median Sale Price: $550,000 (+1.9% year over year)
That tells us something important:

Pending sales basically flat year over year
